Mystic Point Marina
Evergreen is breaking ground on an exciting new project during the fall of 2008, a small water front enclave of luxury green condominiums and private family homes located on the Mystic River in Mystic, Connecticut. Phase one of Mystic Point is to construct five duplex condominium buildings which will be LEED certified, with the first building ready for occupancy in the summer of 2009. A coastal village of shingle style buildings with dock and beach access, Mystic Point will have spectacular views across the river to downtown Mystic and out to Fishers Island Sound. Developed by the United States Green Building Council (USGBC), LEED (Leadership in Energy and Environmental Design) is considered the preeminent green building rating system, and is based on rigorous documentation, testing, and verification from independent rating agencies confirming program compliance.
The two story duplex buildings with garage under parking will concentrate living space on the first floor with sleeping quarters on the second floor, serviced by an optional elevator. The spacious and open kitchen/family room/dining rooms spill out to front and back elevated decks, all nicely appointed. Three bedrooms include a spacious master suite with sitting area and porch overlooking the sunrise on Fishers Island.
Selected by our client as a result of our professional construction capabilities and demonstrated commitment to green building, Evergreen will serve as construction manager for the project. Our planning, coordination, and construction responsibilities include working with the client and project team to manage the LEED program. The project will incorporate a number of green features starting with the site redevelopment and sustainable landscape design. High performance and sustainable materials will be used to frame and finish the tightly constructed and well insulated building envelope. Energy efficient mechanical, electrical, and plumbing systems including geothermal heating and cooling are expected to reduce energy consumption and costs by 40-50% compared to current building codes. Environmentally preferable materials and building practices will improve indoor air quality, comfort, and reduce ongoing maintenance requirements.
