Southeastern Connecticut’s First LEED® Registered Home

Masons Island LEED Home

Evergreen is building the first LEED registered home in Southeastern Connecticut. A stunning shingle style custom home in Mystic, the residence will combine a number of innovative green features developed by the project’s LEED Team, resulting in an attractive, comfortable, and sustainable energy efficient home. Developed by the United States Green Building Council (USGBC), LEED (Leadership in Energy and Environmental Design) is considered the preeminent green building rating system, and is based on rigorous documentation, testing, and verification from independent rating agencies confirming program compliance.

The project incorporates a number of high-tech green features. The home’s building envelope combines the use of sustainable engineered framing materials with polyurethane foam to create an air-tight super-insulated shell. State-of-the-art mechanical, electrical, and plumbing systems work together with the building envelope to provide a healthy and energy efficient environment. The home is heated and cooled with a high-performance geothermal system that includes in-floor radiant heating and heat recovery ventilation that supplies and distributes fresh oxygen-laden air throughout the house to replace stale and contaminated air. Domestic hot water is supplied from a solar hot water system, and water is used sparingly with eco-friendly toilets and faucets. Energy Star rated appliances and lighting control systems are also incorporated into the home. Extensive energy modeling indicates a fifty percent reduction in energy use and costs.

The home’s landscaping incorporates a rainwater collection and storage system, and the extensive use of drought-tolerant plantings reduce watering requirements. Rainwater is collected from the roof and filtered for storage in an underground 6000 gallon cistern. Sensors measure environmental conditions and automatically control the irrigation system which is supplied from the cistern.

Milne Architects of Durham Connecticut, the projects architect; and Kent + Frost Landscape Architecture of Mystic, CT, the project’s site planner and landscape architect. Each of these companies was chosen by the client for their strong technical capabilities and respective environmental leadership positions.
